Commercial Ceilings & Leak Response
A stained ceiling tile is rarely “just a tile.” In retail and offices it usually means water from above, a grid out of square, or a diffuser that got knocked when the last leak was patched in a hurry. Blue Shark Maintenance handles commercial ceiling and leak-response work orders in Indianapolis, Louisville, KY and Southern Indiana.
What we do
Ceiling tile replacement. Stained, sagging or missing 2x2 and 2x4 tiles. We match what we can from standard commercial stock and replace what is damaged so the room looks finished again.
Water diverters. When a roof or above-ceiling leak is still active, we hang a leak-diverter tarp to catch water and run it to a drain or bucket so stock, fixtures and floors are protected until the roof is addressed by others.
Grid, grilles and diffusers. Straighten and repair ceiling grid. Reset grilles and diffusers that were pulled or left hanging after a prior leak.
Water-damaged drywall and ceilings. After the leak is stopped or diverted, we repair water-damaged board and finish so you are not left with soft spots and stains.
Leak response & clean-up. Make the area safe, contain the water, protect floors and merchandise, wet-vac standing water. We contain the water, protect the space and repair the ceiling side of the job.
Why property managers call this out
One roof drip becomes three tickets if nobody owns the diverter, the tiles and the wet carpet. You get one Blue Shark contact for the containment and finish work, with photos before we close the work order. Your client stays your client.

Matching tile and leaving the room finished
Commercial tiles vary by texture and edge. Send a clear photo of the face and the back if you can safely pull one stained tile. We match from common commercial stock when possible; if the product is discontinued, we will say so and offer the closest standard option before we leave a checkerboard of random leftovers.
After diverter work, leave the hose routed where staff will not trip and where water actually reaches a drain or a managed bucket. That detail is what keeps a Tuesday leak from becoming a Friday mold complaint on the same work order thread.

Frequently asked questions
Do you replace commercial ceiling tiles?
Yes. Blue Shark Maintenance replaces stained, sagging or missing commercial ceiling tiles (including common 2x2 and 2x4 sizes) and can address grid and diffuser issues on the same work order.
What is a water diverter for a roof leak?
A water diverter is a tarp hung under an active roof or ceiling leak to catch water and route it to a drain or bucket. We install diverters to protect floors, stock and finishes until the roof itself is repaired by a roofing contractor.
Do you handle the inside of a roof leak?
Yes. We handle leak response, water diverters, clean-up and ceiling repairs on the building interior. Roof membrane repairs are handled by a roofing contractor.
Can you come after hours for an active drip?
Office hours are Monday–Friday, 9 AM–5 PM. Emergency calls are taken after hours — call 317-296-3456. If anyone is in danger, call 911 first.
