What is on a typical turn
Make-ready punch lists. Batch the small items — the ones that stall a CO or a landlord walk — and knock them out under one work order.
Patch, paint & repair. Holes, scuffs, door hardware that failed on the way out, base and corner damage.
Rekeys & lock changes. Commercial rekeying and lock changes when a tenant vacates (coordinate cylinder type and keying instructions on the work order).
Relamps. Bulbs, tubes and basic lamp swaps so the space is lit for showings and move-in.
Store closings & clean-outs. Decommission support: remove what the work order calls for, broom-sweep condition as scoped, leave the box ready for the next phase.

Process

Timing and access
Turns fail when keys, alarm instructions and dumpster rules show up after the crew is on site. Put vacancy date, who meets the tech, where materials may be staged and whether the landlord walk has a hard date on the first message. We will tell you straight if a line item needs a qualified trade partner before it holds up the rest of the punch list.
Photo closeout matters on turns because the next reader of the file is often someone who never visited the suite. We shoot the completed items so you can forward proof without rewriting the story.
